GRANADA NORTH FORECLOSURES

This fourplex is the first thing Bosc + Tonnesen Properties (our new company) has closed on. We did it long distance (Maurice was still in Spain) but it was such a good deal we moved forward without him seeing it.

I got the utensils at the Salvation Army for the Tuck Shop (CZ's restaurant) but never used 'em. The wooden hors d'oeuvre tray beneath the window sill is a gift from our wonderful new clients Lloyd and Sharon Powell.

All the plants are from Mountain States Wholesale Nursery and were big and super inexpensive. We're using these agaves everywhere.

Our beautiful model is Samantha Staiger who has joined us full time to head up property management and acquisition research. She is doing a spectacular job and we are thrilled to have her on board.

The concrete "medallion" on the right was a blob of wash-out I stomped on.

Prepping for sandblasting. Cutting the asphalt shingles flush with the drip cap flashing helps avoid the air tearing up the roof while blasting the facia.

Seeing the cedar fence on the left paint-free gave me the idea to do the same thing on the other side.

This roof deck is the same profile we used at the Forest duplexes but it's galvanized. Didn't cost anymore ($1.00/s.f., figure another $0.25 for ridgecap, flashing, closures and screws). The supplier was Bunger Steel.

For four days we stormed the place and did the roof, low wall, patios, landscaping and new front doors. The front and the insides were done and ready to rent in 2 ½ weeks.

It feels like a dream project. The rent covers the debt service on the purchase and fix up costs AND throws off cash. This would have never been possible before the turndown. The bank writing off half the asset makes it all possible.
